Last month I quoted a job in Toorak where the client had already been given a figure by another outfit: $18,000, turnkey, done in a fortnight. I walked the site, looked at the wall construction and the existing door frame, and told them the real number was closer to four times that. They weren’t happy to hear it. But that first quote wasn’t for a panic room. It was for a reinforced cupboard with a nice door on it.

That gap between what people expect a panic room to cost and what one actually costs is the whole reason I’m writing this. There’s no shortage of spruiking online about “panic rooms from $15,000” and most of it is either misleading or describing something that wouldn’t stop a determined intruder with an angle grinder for more than a few minutes.

What actually makes up a panic room build cost #

A genuine panic room isn’t a product you buy off a shelf. It’s a small structural project involving several trades, and the cost breaks down roughly into four buckets: structural reinforcement, the door and frame assembly, services (power, air, comms), and monitoring integration.

Structural work is usually the biggest single line item and the one people underestimate hardest. You’re not just bolting a steel plate to an existing wall. Depending on the build, you might be pouring reinforced concrete, installing ballistic or forced-entry-rated steel panel systems, or retrofitting an existing masonry cavity with rated lining. For a genuine forced-entry-resistant room in an established Melbourne or Sydney house, I’ve seen structural costs alone run from $25,000 to $60,000 before the door even goes in.

The door and frame is its own conversation. A proper vault-style or forced-entry door with a tested frame assembly, hinges and multi-point locking, sourced through a legitimate supplier, typically sits somewhere between $8,000 and $25,000 depending on rating and size. Cheap doors sold as “panic room doors” without an independent test rating behind them are, frankly, decoration.

Ventilation, power and comms nobody budgets for #

This is where I see budgets blow out the most on residential jobs, and it’s rarely the client’s fault – it’s the initial quote that skipped it.

A sealed room needs independent air supply, because if you’re locking someone (or yourself) inside for any length of time you need a filtered air path that can’t be blocked or tampered with from outside. That’s ducting work, sometimes with a dedicated fan and filter unit, and it needs to be run before the walls close up. Add in dedicated power on its own circuit, a hard-wired phone line or cellular backup independent of the household network, and CCTV or monitored alarm tie-in, and you’re looking at another $8,000 to $15,000 depending on how far services need to travel through the house.

I always tell clients: don’t let anyone quote you a panic room without walking through where the air comes from and where the comms line runs. If they can’t answer that on the spot, they haven’t built one before.

A short, honest number

For a genuine, professionally engineered panic room retrofit in an existing residential property, I quote realistically between $45,000 and $90,000 all-in. New-build integration, where the room is designed in from the architectural stage, can come in lower per square metre because you’re not fighting existing structure – sometimes $35,000 to $60,000. Larger commercial or estate installations with vault-grade specification go well beyond that.

How long the install actually takes #

People ask me for a timeframe expecting something like a bathroom reno. It isn’t that.

Structural work – demolition, reinforcement, concrete curing if that’s part of the design – usually takes two to four weeks on its own, and concrete needs proper cure time regardless of how much the client wants it rushed. Door and frame installation, once the opening is prepared, is typically another three to five days for a rated assembly, because alignment tolerances on these doors are tight and rushing it defeats the point of the door.

Services and monitoring integration can run concurrently with structural work in a well-managed job, which is one reason I push clients toward a single project manager rather than three separate trades turning up on their own schedule. Total elapsed time on a residential retrofit, from signed contract to handover, generally sits between six and ten weeks. Anyone promising a genuine panic room in a fortnight is either doing a very small job or cutting a corner somewhere.

Where the corners actually get cut #

I’ve walked into three finished “panic rooms” in the last two years that had good doors bolted into plasterboard-lined stud walls. The door was rated. The wall around it wasn’t. That’s not a panic room, that’s theatre, and it’s the single most common shortcut I see in this category.

Another common one: no independent air supply, meaning the room is only safe to occupy for a short window before air quality becomes a real problem. And a third: monitoring wired into the household alarm panel with no independent backup, so if the panel or its comms path is disabled first (which is exactly what a competent intruder does), the panic room has no way to call out.

None of these are always dealbacker mistakes if the client understands the trade-off going in. What’s not okay is when they’re sold as full-spec builds without that conversation happening.

Standards, certification, and why they matter here #

There’s no single blanket “panic room standard” the way there is for, say, safes rated under recognised testing regimes. What you’re really relying on is a combination of tested door and frame assemblies, structural engineering sign-off, and installation by people who understand forced-entry behaviour, not just building code compliance. Standards Australia (standards.org.au) publishes relevant standards for security equipment and structural elements that a competent installer should be referencing, and ASIAL (asial.com.au) sets licensing and conduct requirements for security providers in this country – it’s worth asking any installer whether they’re ASIAL-affiliated before you sign anything.

If your panic room is going into a property that also holds a significant collection, the same conversation about testing and evidence matters when you talk to your insurer. It’s also worth knowing that under Australian law, an insurer generally has to show that a security failure actually caused the loss before a claim can be knocked back on that basis – it’s not an automatic thing, whatever some brochures imply.

Panic room versus vault: a question I get weekly #

People often ask me whether they need a panic room or a vault, and honestly the answer depends on what you’re protecting against. A vault is built to protect objects from theft, fire and sometimes water, and it doesn’t need to be occupiable. A panic room is built to protect people, for a limited period, until help arrives or the threat passes. Some clients need both, built to different specs in different parts of the house. For private collectors specifically, the calculation is usually about the value and portability of what’s on the walls, not just personal safety. I’ve done jobs for people whose primary concern was a single sculpture collection worth more than the house it sat in, and the panic room ended up being secondary to outdoor sculpture security that got fixed first.

What I’d actually tell you to budget #

If someone asks me for a number before I’ve walked their site, I give a range, not a figure, because giving a false precise number is worse than being vague. I’ll usually say: budget $50,000 as a floor for a genuine retrofit in an existing home, expect it to move upward depending on wall construction, access, and how far services have to travel. If a quote comes in well under that for a full-spec build, ask to see the door’s test certification and ask who’s doing the structural sign-off. If they can’t produce either, walk away.

My honest opinion, and I know it’s not a popular one with clients wanting a cheaper answer, is that a panic room built to a genuinely tested spec is never going to be a budget item. If the number feels comfortable, it’s probably not a real one.
